THE ASSOCIATION

What is a Recognised Tenants’ Association?

A tenants’ or residents’ association is a group of leaseholders who hold similar leases from the same landlord which include provisions for the payment of variable service charges. Collectively an association represents the views of its members. To be effective, formal recognition is required from the freeholder, in our case, it's Estates and Management (E&M).

What are the benefits of a Recognised Tenants’ Association?

A certificate of recognition gives the association the legal right to:

  • Request information about service charge costs from the landlord, including accounts and receipts

  • Be consulted on the appointment of a managing agent

  • Be notified by the landlord of proposed major works and receive copies of estimates

  • Nominate contractors to carry out the works, which the landlord must consider

  • Appoint a surveyor for the purposes of a management audit

Our Association was formally recognised on 13 December 2017!

If you live in Vanguard House, Hacon Square 1-44 or the Martello Street apartments you quality for the association.

Membership Fee

All Tenants' Associations are required to be paid membership. It's unavoidable but necessary. There are some considerable costs involved but the most notable is web-hosting, email and a Google Group which is how we communicate. 

 

Therefore we have set the membership fee at £5 per person. Please donate a few pounds more if you can.

 

All payments are kept in our Metro Bank account and not held by any committee members, and every year the Treasurer will report the current financial status at the AGM.

Who is on the committee?

The Committee is made up of four official roles; Chair, Vice-Chair, Treasurer & Secretary. Additionally there other "ordinary members" who attend the meetings and help with the running of the association. If you would like to join the committee please email us at rta@eastcentrale8.london.

Our constitution

We are bound by a set of rules that are contained without our constitution. They impose a minimum standard of control on our activities, define our processes and the limits to which we must operate. The document was signed off by the freeholder when we gained our recognised status.

Annual General Meeting

This takes place in Q1 each year. You can find the minutes of each meeting below.
